1. Take a Dip at Big Surf

Cooling off this summer is easy at Big Surf Waterpark. Take a thrilling ride on the Challenger Flumes, Zambezi Falls and the Space Bowl. For a more relaxing experience, hang out in the Wave Pool or float around the Lazy River. For the younger kids, Big Surf also offers Splash Island and an activity pool to keep the kiddos entertained (and cool!) all day.

2. Swim in the Lake

The Lake of the Ozarks is home to two public beaches for use to cool down in the lake. Taking a splash or floating around the beach area is a great way to stay entertained outside while staying out of the direct heat.

3. Visit Camdenton Aquatic Park

Take a dip in the Camdenton Aquatic Park this summer. This low-cost pool offers a 2 1/2 story water slide for those daredevils out there. An interactive splash area is available for younger children. The aquatic park offers a general swimming area as well.

4. Watch A Movie

Movie theaters can help you stay entertained while staying out of the heat of summer. The Lake of the Ozarks offers two movie theaters, Wehrenburg Eagle’s Landing 8 Cine in Lake Ozark and B&B Lake West Cinema in Gravois Mills. Enjoy the summer’s latest flick on the big screen to stay cool!

5. Tour A Local Cave

The beautiful Bridal Cave stays a constant 60 degrees year round, keeping you and your family cool in the hot months of summer. The historic cave tour offers an interesting history of the Osage Native Americans. In addition to Bridal Cave, the area is also home to three others. Jacob’s Cave, Fantasy World Caverns, and Ozark Caverns all offer a great destination to visit and avoid the heat.

6. Slide at Bear Bottom Resort

Take a thrilling ride down Missouri’s #1 and #2 longest open waterslides. The slides at Bear Bottom Resort are an exciting way to cool down in the water this summer. Adults can enjoy the swim up bar and poolside deck at the resort as well.

Staying cool during the heat of summer is important in Missouri. The hot summer months can make you want to hide away in your home, but these fun activities are a great way to get out and make some memories at the Lake while staying cool.

The Lake of the Ozarks offers some fun opportunities for its residents and vacationers alike. Common Real Estate Myths

There are many myths out there about selling or buying a home. Your trusted real estate agent at the Lake of the Ozarks is here clarify on some of these real estate myths. Both buying and selling a home can be an overwhelming process, but an experienced real estate agent can help with the process.

All Agents Do The Same Thing

This statement is definitely NOT true. Buyers should find an agent who knows the area well and can help them find a home to meet their unique needs. Sellers should list their home with an agent who knows the ins and outs of the area and can successfully market their home. Communication is also a very important piece when selecting a real estate agent. Both buyers and sellers need to find someone who is trustworthy and they are comfortable working with.

Find The Perfect House, Then Get Approved

It can be helpful in the home search process to get pre-approved before even looking at homes. This gives you a good idea of your price range based on your income and your current financial state. Getting pre-approved can also speed up the process once you find your dream home.

“For Sale By Owner” Will Save Money

Real estate agents are professionals; this is what they do for a living. They have the experience required to accurately list and market a home in their specific area.  This process takes a lot of time, which many people who are selling their own homes do not have. Selling your home quickly can often help you secure a much better price; an experienced agent can help promote your home to help it sell faster.

Never Buy The Biggest House On The Block

This myth is one a buyer should not take to heart. Although it may be more difficult for an appraiser to calculate an accurate value of a home, it does not mean a buyer should not consider the biggest home in a neighborhood. A buyer should base their home choice on his or her personal preference and needs.

Open Houses Sell Homes

Having an open house to promote your home is a great opportunity to get more people in the door. The exposure rate is higher for houses that have an open house. It’s important to realize, however, that having multiple prospective buyers in your home does not guarantee an immediate offer. Even if buyers come to an open house and like the home, they will not always decide to make an offer that day.

You Will Earn Back What You Put In Renovations

Having updated features or completed repairs may help you sell your home more quickly. It’s important to realize, however, that there is no guarantee that you’ll get the money you invest in renovations back. If you are thinking of remodeling a feature in your home, it is best to do it for your enjoyment, not based on making more money when the time comes to sell.

Set Home Price Higher Than You Want Out Of It

You want to get as much as possible out of your home, but over-pricing it can be detrimental to the entire selling process. Buyers typically look within their price range, and if your home is priced over that cutoff they may not even see your home as an option. If priced too high, it may sit on the market without anyone looking or making an offer. Homes that are on market for a period of time may give the impression to potential buyers that something is wrong with the house.

I Can Help With All Of Your Real Estate Needs

Now that you have clarity on some of the common myths about real estate, you should have a better feel for the selling and buying process. As your experienced realestate agent at the Lake of the Ozarks, I am pleased to help you with all of your real estate needs. Whether it is buying or selling that you are interested in, I look forward to working with you.

Benefits of Purchasing a Home Warranty

A home warranty is a good investment for a buyer or seller of a house. The warranty helps to protect you from high replacement or repair costs of the appliances and systems in your home. Items that break down periodically due to normal wear and tear can put a dent in your bank account. Having a sudden expense like that can be stressful for any homeowner. Helping pay for repairs or replacement of appliances in your home when they stop functioning properly can help ease financial strain. The best realtor at the Lake of the Ozarks explains a little more about the investment in a home warranty.

Home Warranty Companies-

Each home warranty company varies, but typically appliances and systems in the home are covered. An agreement with the company will state exactly what appliances and/or systems are covered. Being covered by the company does not mean there is no cost associated; there may still be a service charge or a percentage of the cost to pay. The cost associated depends on the agreement between the homeowner and the home warranty company. Each company offers different coverage and prices when it comes purchasing a warranty for your home.  A home warranty is a peace of mind investment when it comes to your home. Knowing that you most likely will not have to shell out the full replacement cost if something breaks down in your home helps to ease the fear of many when it comes to home-ownership.

Items Typically Covered-

  • Central air conditioning and heating
  • Interior electrical
  • Plumbing
  • Water heater
  • Stove/Oven
  • Refrigerator
  • Dishwasher
  • Washer and Dryer
  • Garage door system
  • Ceiling fans
  • And more

Benefits for Buyers-

1. Protection from unexpected repairs

2. One call when appliance or system breaks

3. Value added in investing in a home

4. Renewable home protection

5. Replacement of unrepairable appliance or system

6. Reduced post buy worry

Benefits for Sellers-

1. Incentive to attract first time homebuyers

2. Minimal cost when selling home

3. Preferred home on the market

4. Fewer closing delays

5. Coverage while home is on the market

6. Reduced post sale worry

Home warranties are a great value added for both the buyer and the seller. A warranty helps ease the mind of all parties involved in the transfer of property. Your trusted real estate agent can help you weigh the options of a home warranty when selling property at the Lake of the Ozarks. Attracting more buyers is a major plus when it comes to listing your home. As for the buyers, a home warranty can give them peace of mind when purchasing a home at the Lake of the Ozarks. Investing in a home warranty can be beneficial for all involved when buying or selling a home.
