Easy Ways to Prepare Your Home for Fall

Now that fall is quickly approaching, it is time to get your home decorated for the season. Whether you live at the Lake full time or are a second-homeowner, decorating your space can help you get into the fall spirit. Autumn is full of changing leaves and beautiful, warm colors.  If you are preparing to sell your home or simply want to enjoy your space, decorating for fall can get you and your family in the spirit. Your trusted realtor at the Lake of the Ozarks is here to help you make incorporating fall decor into your home an easy and fun process.

Dining Room Table

Adding fall pieces to your dining table can help bring a touch of fall into your space. You can take a traditional or classic approach to your fall décor. Incorporate traditional oranges and browns with pumpkins and a wreath laying down on the center of your table.  If you aim for a more classic look, find ceramic pumpkins in a neutral color to add to a serving tray along with an arrangement of candles for a warm, fall look.

Fireplace Mantel

When preparing your home for the season, you can add a bundle of twigs in a vase or vines in a brown tone to lay across your mantel. Wood stump cut outs and tree cylinders are popular items to place a pumpkin or fall scented candle on, to bring your living room focal point into the fall season.

Bedroom

When decorating your home for the season, do not forget to add fall inspired pieces to your bedroom. Fall scented candles and ceramic pumpkins can be added to bedside tables and bookshelves that may adorn your space.

Living Room Wall

Adding a fall wreath to your living room wall can help bring your home into the fall spirit. An arrangement of pumpkins can be added to a shelf on the wall of your main living space as well. Chalk boards are a popular way to incorporate a fun fall message into your home. Also a fall floral arrangement brings a fresh fall look into a bookcase or couch table in your living room. In your living room, consider adding fall colored blankets for a cozy space.

Front Porch

Continue your fall decoration into your outdoor space as well. Create a fun, welcoming fall arrangement on your front porch. Pumpkins can be arranged with a number of sizes and colors to add depth to your home’s entrance. A straw bale is a fun way to incorporate fall into your front entrance way as well. In addition, a bundle of corn stalk is a popular way to add some height to your outdoor fall arrangement.

Many fall decorations can carry through the Thanksgiving holiday, to make your efforts last longer. Decorating for fall is a fun way to encourage you and your family get into the fall spirit. If you are in search of a new home to decorate this fall, contact me at (573) 280-0484. I would be pleased to help you find a home at the Lake of the Ozarks to call your own.

5 Benefits That Come Along With Homeownership

Deciding to buy a home is one of the biggest decisions a person makes in his or her life. Along with the great responsibility that comes along with investing in a home, a buyer can reap great rewards. From the ability to express yourself to building equity, there are a number of benefits that go hand in hand with owning a home. Your trusted real estate agent at the Lake of the Ozarks has put together some of the benefits of homeownership.

1. Taste Flexibility

Many times when renting a place to live, you are not allowed to paint the walls, which can prevent a space from feeling like your own. When you own a house, you can decorate and paint your space to help express your personal taste and style. Some landlords do not allow their tenants to hang décor on the wall, which can put a damper on creating a space that is your own. Putting personal touches into a new house can help it feel like a home.

2. Build Equity

As you make your monthly mortgage payments, you are building equity in your home. Instead of paying someone else’s mortgage, like you would with renting, you can put your hard earned money toward your own property. Once you have paid off your home, you still have a place to live and call your own for as long as you wish to stay.

3. Stable Price

When a person rents, the price of the monthly payment can change over time. If you change locations when renting, the price will likely be different than the previous rent amount, which you were used to. A mortgage payment is established when you purchase a home, and it stays consistent until the home is paid off, unless you refinance at some point. Knowing your set mortgage amount due can help when it comes to creating a monthly budget.

4. Gain Pride

A homeowner can be proud of their investment. Many people work toward homeownership and take pride in the space they chose and purchased for their family. A homeowner should be proud that they are helping to provide a safe place for their family. Not everyone is fortunate enough to own a home and should be a task in which you can take pride.

5. Establish Roots

Buying a home can help create a stable environment for your family. Children tend to do better in school when their parents own a home and do not move to a new location every year. Help your family establish roots in a community to grow, starting with the solid foundation of homeownership.

Now that you know more about the benefits of owning a home at the Lake of the Ozarks, you are ready to start your search. Investing in a home is a major decision that offers a number of benefits. To have the best home buying experience, a professional real estate agent in Lake Ozark, MO can help you find the right home for you and your family. Contact me at 573-280-0484 to start your home buying process today.

The Pros And Cons Of A Homeowners Association

A homeowners association (HOA) is a group of owners in your subdivision, or complex, that pool money together to help maintain the area. Many HOAs have an annual fee, although some break this out into a monthly payment system. This money goes to improve or maintain the property or neighborhood. Your real estate agent at the Lake of the Ozarks can help you distinguish between a property with or without a homeowners association. There are both positive and negative aspects that go along with belonging to an HOA.

Pros of Homeowner Association

Community Appearance
Many homeowner associations have regulations for the homeowners, such as, a well-maintained lawn, special trash bin compartments, and designated exterior home colors. This can help create a uniform look throughout the neighborhood. Maintenance issues can also be handled by an HOA, if everyone in your area contributes to snow removal, for example, it can help cut down on the cost for each individual owner.

Recreational Features
A pool, tennis court, and walking path are among some of the positive features for a homeowners association to offer. Recreational items are added perks to paying HOA fees. This can help make a safe environment in which a family can have fun and enjoy the area.

Area Management
A homeowners association offers an added benefit of mediation. If an issue arises with a neighbor, a resident can report it to the HOA, who will in turn attempt to take care of the problem. A board is usually in charge and make many of the decisions for the entire property or neighborhood, leaving less decision making for the homeowner.

Cons of Homeowner Association

Strict Rules
If a resident buys a home in an HOA, the rules can regulate how they are allowed act or what they can do with their property. Sometimes, a homeowners association does not allow business vehicles to be parked outside of homes; this can be a burden for someone who owns their own business, and parks their work vehicle at home. A HOA can restrict what items are allowed outside a home.

Investment
A negative impact a homeowners association has on the residents, is the monthly or yearly investment. This fee is normally known upfront when you purchase the home and should not be a big surprise. The board can vote to increase the fees, or even place a special assessment on homeowners for major repairs or projects. An additional fee may not be calculated in an owner’s budget, and could cause financial strain.

Area Management
Area management can be both a pro and a con. A negative aspect is that a board makes most of the decisions that affect all property owners in the HOA. It depends who is on the board, and how seriously they take their role. Under management and over management in a homeowners association can both be a con.

A homeowners association can be seen as a good or a bad aspect to a home, depending on your personality and the type of place in which you wish to live. Some freedoms can be limited with an HOA, but usually, the appearance and management of your neighborhood will be impacted positively. Ultimately, it is up to the homeowner and their personal preference, if a homeowners association would be a good fit. A knowledgeable real estate agent can help you find a home at the Lake of the Ozarks that is in, or out, of a homeowners association.
