Sell Your Home – 7 Master Bedroom Staging Tips

A master bedroom is an important part of a home to showcase, when selling. This is typically the room in which the homeowners will stay, therefore it is imperative to make a positive impression. The Lake of the Ozarks Air Show is Quickly Approaching

Do you have plans for the weekend? If not, The Lake of the Ozarks Air Show is taking place on Saturday, September 10, 2016 from 7:30 a.m. through 3:30 p.m. Bring the entire family out for a day full of entertaining aviation acts as well as a number of activities for the kids. The Air Show will also have food vendors available for snacks or a meal for your group as well. Enjoy one of the great events at the Lake of the Ozarks that takes place as fall nears. Tora 101 Air Show-
TORA 101 is a Japanese A6M Zero replica originally used in the movie Tora! Tora! Tora! Tora 101 is realistic looking, has an authentic sounding engine with three-bladed propeller, LOUD wing mounted propane machine guns and a smoke system.

Kenny Carroll-
Watch Kenny and his Monte Carlo as they take on one of the aerobatic performers in an epic race down the runway.

Brian Correll Airshows-
The red and blue Pitts Bisplane has been modified, making it capable of the extreme aerobatic routine he will perform.

B-25J Mitchell World War II Bomber-
The North American B-25 Mitchell, a twin-engine bomber that became standard equipment for the Allied Air Forces in World War II, it will be available for those in attendance to get a closer look.

KC Flight Formation Team-
KC Flight, an RV Formation Team, is Kansas City's largest home grown civilian formation team. 

Vince Hill T-28 Trojan-
Witness the speed and noise of this WWII era aircraft. It will be on static display throughout the event.

Ping Pong Ball Drop- Hundreds of ping pong balls are dropped out of an airplane scattering over the airfield. The kids go out and retrieve the ping pong balls and return them for prizes

The Pros And Cons Of A Homeowners Association

A homeowners association (HOA) is a group of owners in your subdivision, or complex, that pool money together to help maintain the area. Many HOAs have an annual fee, although some break this out into a monthly payment system. This money goes to improve or maintain the property or neighborhood. Your real estate agent at the Lake of the Ozarks can help you distinguish between a property with or without a homeowners association. There are both positive and negative aspects that go along with belonging to an HOA.


Pros of Homeowner Association


Community Appearance
Many homeowner associations have regulations for the homeowners, such as, a well-maintained lawn, special trash bin compartments, and designated exterior home colors. This can help create a uniform look throughout the neighborhood. Maintenance issues can also be handled by an HOA, if everyone in your area contributes to snow removal, for example, it can help cut down on the cost for each individual owner.

Recreational Features
A pool, tennis court, and walking path are among some of the positive features for a homeowners association to offer. Recreational items are added perks to paying HOA fees. This can help make a safe environment in which a family can have fun and enjoy the area.

Area Management
A homeowners association offers an added benefit of mediation. If an issue arises with a neighbor, a resident can report it to the HOA, who will in turn attempt to take care of the problem. A board is usually in charge and make many of the decisions for the entire property or neighborhood, leaving less decision making for the homeowner.

Cons of Homeowner Association


Strict Rules
If a resident buys a home in an HOA, the rules can regulate how they are allowed act or what they can do with their property. Sometimes, a homeowners association does not allow business vehicles to be parked outside of homes; this can be a burden for someone who owns their own business, and parks their work vehicle at home. A HOA can restrict what items are allowed outside a home.

Investment
A negative impact a homeowners association has on the residents, is the monthly or yearly investment. This fee is normally known upfront when you purchase the home and should not be a big surprise. The board can vote to increase the fees, or even place a special assessment on homeowners for major repairs or projects. An additional fee may not be calculated in an owner’s budget, and could cause financial strain.

Area Management
Area management can be both a pro and a con. A negative aspect is that a board makes most of the decisions that affect all property owners in the HOA. It depends who is on the board, and how seriously they take their role. Under management and over management in a homeowners association can both be a con.

A homeowners association can be seen as a good or a bad aspect to a home, depending on your personality and the type of place in which you wish to live. Some freedoms can be limited with an HOA, but usually, the appearance and management of your neighborhood will be impacted positively. Ultimately, it is up to the homeowner and their personal preference, if a homeowners association would be a good fit. 10 Clever Ways To Make Small Living Spaces Seem Larger

Size does NOT equal comfort! Just because your home or condo at the Lake of the Ozarks is small does not mean it has to feel cramped. Your local real estate agent at the Lake of the Ozarks is here to help you maximize your living space with these simple (but brilliant!) suggestions.


1. Don't Box Yourself In
Open up your space as much as you can. Consider knocking down a few walls to make rooms larger, or put panes of glass in between rooms instead of solid walls. Creating sight lines to different spaces will make your rooms feel bigger. Adding windows to let more light in will also add perceived space to your home.

2. Break It Up
Depending on the layout of your room and the purpose it serves, it could make more sense to buy multiple smaller pieces of furniture instead of one big one. This is especially true for high-traffic areas, such as living rooms and dining rooms. Rather than purchasing one huge coffee table, for example, consider purchasing two smaller, more portable tables.

3. Stick To The Bare Necessities
If your the room is not a high-traffic area, on the other hand, you might be better off investing in two or three large pieces of furniture and leaving it at that. This piece of advice mostly applies to bedrooms, where all you really need is a bed, dresser, and maybe a chair.

4. Keep It Neutral
Bright, bold colors can be fun - but they can make rooms appear smaller than they already are. Neutral and soothing hues, on the other hand, can calm the eye and make the room appear more spacious.

5. Maximize Vertical Space
When space is limited, don't waste it by leaving unused space above your furniture. Cabinets and bookshelves can be stretched all the way to your ceiling, which will give you more storage space and give your room a taller appearance. You can also use artwork or curtains to create vertical lines. The higher your ceiling is (or appears to be), the bigger your rooms will feel.

6. Give Your Furniture A Dual Purpose
Why not get the same piece of furniture to serve multiple purposes? If you're working with small rooms, don't waste space by buying extra pieces of furniture. Your table may be able to double as a desk, and your couch may be able to double as a guest bed. You can also invest in hollow ottomans to turn seats into storage spaces.

7. Take Time To Reflect
When it comes to the art of maximizing space, mirrors are incredible tools. Strategically placed mirrors can add interest and practically double the perceived size of any room.

8. Clear Your Surfaces
When every inch of your shelves, desks, tables, and other surfaces is covered, rooms appear cramped. Choose a few key items to leave on the surfaces and stow the rest away out of sight. Your rooms will feel larger and relaxed almost instantly.

9. Take Advantage of Layers
No, the benefits of layering do not only apply to clothes. Use layering to maximize your living space by stacking features on top of one another. For instance, consider investing in a dresser/bed combo that has the bed on top of a set of shelves or drawers. This especially great for kids' rooms.

10. Put In An Outdoor Patio
Creating usable space outside will make the overall living space of your home feel larger, without requiring additional square footage. Putting in wooden decking or laying down paving stones and adding a table and chairs is all it takes.

Susan Spica - Selling Real Estate at the Lake for 25 Years!

Hello! My name is Susan Spica and I would like to officially welcome you to my very first blog post. I'm excited to connect with you and help you buy or sell your home at the Lake of the Ozarks. I have been selling real estate at the Lake of the Ozarks for the last twenty-five years. I work in the entire Lake Area, including Osage Beach, Lake Ozark, Four Seasons, Porto Cima, The Villages, Sunrise Beach, Laurie, Camdenton, Hurricane Deck, the North Shore, and Eldon. As a licensed real estate agent at the Lake, I have experience buying and selling waterfront homes, condominiums, and lots.
